Our work

Finished lofts, with the real numbers.

What each one cost, how long it sat on site, and how much floor area it actually added — the same detail we'd give you for yours.

Illustrative case studies, not real completed jobs. These three stand in for the style and level of detail a real write-up gets — real photography, not stock imagery. Replace with actual finished projects before this page goes live.
  • Rear dormer · Chapel Allerton, Leeds 2026

A 1930s semi with a genuinely awkward hip roof.

The original roof pitch left almost no usable headroom without a full hip-to-gable conversion first. We widened the roofline before the dormer went in, which is the part most quotes for this house missed entirely.

  • Hip-to-gable · Horsforth 2026

Two bedrooms and a shared bathroom from one dead loft.

A wide detached roof with plenty of ridge height but an awkward internal layout — the staircase position drove every other design decision on this job.

  • Mansard · Pudsey 2025

Full planning permission, on a terrace with an Article 4 direction.

Permitted development wasn't an option here — we ran the full planning application alongside the survey, which added six weeks before scaffold went up but nothing to the build itself.
