A 1930s semi with a genuinely awkward hip roof.
The original roof pitch left almost no usable headroom without a full hip-to-gable conversion first. We widened the roofline before the dormer went in, which is the part most quotes for this house missed entirely.

Permitted development wasn't an option here — we ran the full planning application alongside the survey, which added six weeks before scaffold went up but nothing to the build itself.
