How it works

Seven to eleven weeks, described honestly.

Every stage, what it actually looks like living through it, and exactly when money moves. No stage is skipped in this list, including the ones that aren't fun.

  • Week 0

    Survey & design

    Ninety minutes on site, structural options talked through in plain terms, drawings started within 48 hours.

  • Week 1

    Party wall & building control

    Notices served to neighbours, full plans submitted. Nothing on site yet — this runs in parallel with scaffold booking.

    Paperwork, not disruption
  • Weeks 2–3

    Scaffold & structural opening-up

    Scaffold goes up, steels go in, the roof structure changes shape. Loud, but entirely outside — you won't notice much indoors yet.

  • Weeks 3–5

    First fix

    Insulation, plasterboard, first-fix electrics and plumbing. The ugliest stretch — dust everywhere, nothing visibly finished.

  • Week 5–6

    Staircase

    The single most disruptive week of the whole build — a section of the floor below opens up. We'll tell you which exact days to plan around.

  • Weeks 6–8

    Second fix

    Plastering, flooring, joinery, tiling. This is where it starts looking like a finished room.

  • Weeks 8–9

    Decoration & snagging

    Paint, final electrics, a walkthrough together to catch anything before sign-off.

  • Week 9–11

    Building control sign-off

    Final inspection and the completion certificate — the document a mortgage surveyor and a future buyer will actually ask for.

    Ten years, in your name, issued by the insurer — covered even if we stopped trading.

    £10m public liability plus contractors' all-risk, provided before scaffold goes up, not after you ask.

  • Written contract

    Scope, price, and payment stages fixed in writing before any deposit is taken.
