Fig. 01 — Leeds, Bradford & Wakefield

Your loft has been wasted long enough.

Most West Yorkshire lofts are cold storage for Christmas decorations. We turn them into the best room in the house — with a fixed price in writing before you commit to anything.

Permitted development — check Ref. PD-01
  • Under 40m³ added (terraced) or 50m³ (semi/detached) is usually permitted development — no application needed
  • New roofline stays below the existing ridge height
  • Article 4 areas (certain conservation streets in Leeds and Bradford) remove permitted development rights — flagged at survey
Building control application handled either way — not optional for a habitable loft.

Will your loft actually work?

Measure floor to ridge — top of the ceiling joist to the underside of the ridge board. This is the first thing any surveyor checks, and it tells you most of what you need to know before we ever visit.

There's no legal minimum ceiling height for a habitable room in England — 2.2m is a rule of thumb, not a regulation. What is regulated is stair headroom: 2m normally, relaxed to 1.9m centre / 1.8m edge for a loft conversion specifically.

This works

A standard conversion finishes comfortably — full standing height for a conventional stair and an en-suite.

Reviews, not testimonials we wrote ourselves.

Pulled live from Google, unfiltered by star rating — hiding a bad one is against the law here.

Sample content, not real reviews. These three cards stand in for the live Google Places feed described above. Don't publish this section until it's wired to real reviews — invented testimonials presented as genuine is a Consumer Protection from Unfair Trading Regulations issue in the UK.

Finished a week early and the invoice matched the contract to the pound. Building control signed off first time, no snags.

They flagged the steel sizing cost before it became a surprise on the invoice. Exactly what the quote said it would be.

Handled the party wall notices directly — we never had to chase our neighbours or a surveyor ourselves.

Fig. 04 — Why Skyline
01

One crew, start to finish

The same four people from scaffold to sign-off — no subcontractors rotating through, no arguing over whose fault a delay was.

02

A price with the gaps labelled

Every quote comes with a scope schedule: what's included, what isn't, and the rate any variation is priced at before it happens — not after.

03

The paperwork nobody enjoys

Party wall notices, building control, structural calculations, the lawful development certificate you'll need when you sell — all handled, not left to you.

04

Money held back until it's earned

Deposit capped at 15%. Five per cent retained until building control issues the completion certificate — not a day before.

Fig. 05 — The part other firms skip

Questions we'd want answered before signing anything.

We looked at how other loft firms in this region present their pricing before building this site. These are the bits most of them leave out.

Fig. 07 — Studio

Four people, one job at a time.

Skyline exists because of a survey that went badly for someone else — three quotes that couldn't be compared to one another. We took the lottery out of who shows up by not subcontracting.

Illustrative profiles, not real staff. Replace with the actual team before this section goes live.

Second fix & finishes

Joinery, tiling, and the last five per cent most firms leave hanging.

Checkable, and dated.

  • Federation of Master Builders

Independently inspected member. Ask us for the inspection date.

  • TrustMark registered

The only government-endorsed standards scheme for work in and around the home.

  • £10m public liability

Plus employer's liability and contractors' all-risk on the works themselves.

  • Insurance-backed guarantee

Ten years, issued in your name by the insurer — covered even if we stopped trading.

A survey costs nothing and takes ninety minutes.

You'll get a feasibility answer on the day and a written scope schedule within a week — including what's not included, so you can actually compare three quotes.
